AVALON'S BACKPASSING BEACHFILL is running
ahead of schedule. Sand from south end beaches is being relocated
to north end beaches. The project will continue for the next
several weeks and is expected to be completed on or before March 14th.
ONLINE RENTAL SCAM: The Avalon Police
Department issued a public warning about an online rental scam that has
been occurring up and down the New Jersey coast. Scammers have
been taking rental information, including property photos and rates, and
posting it on various websites, including Craigslist. The
fraudulent listings are often advertised at below-market rates and
suggest that the property "owners" are out of the country. The
scammers then request that the potential renter send funds via PayPal or
Western Union to secure their rental. The victims often don't know
they've been cheated out of their funds until check-in time. The
Avalon Police Department has recommended that tenants work with licensed
real estate professionals when renting a shore property, and make all
payments via check or credit card.
LOOKING UP? Fannie Mae released its future
home price outlook for the next 12 months. The percentage of respondents
who expect home prices to "stay the same" or "go down" has steadily
decreased in recent months, while the percentage of respondents who
expect prices to "go up" has increased!

BEAR LACROSSE: Based on conversations with my clients and
tenants, it seems as if lacrosse is bigger than ever....I thought this
might be helpful for your summer planning. Black Bear has provided
expert instruction and training at lacrosse camps and clinics for well

PCA BEAR AFFAIR FUNDRAISER: My friends and clients, Steve and
Ellen, are part of the Philadelphia Children's Alliance (PCA), a
non-profit organization that promotes healing and justice for child sex
abuse victims in Philadelphia. The PCA does this by conducting forensic
interviews in a child-friendly setting. The PCA also provides victim
support and advocacy services and work closely with medical and mental
health professionals in a collaborative investigative partnership with
the police, DHS and prosecutors to help these kids and their family
navigate through the criminal justice process and the counseling that
await them. PCA does all this in a new, state of the art space in
Philadelphia where all these professionals and trained specialists work
together on behalf of kids. The idea is that the interviews are done in
a very professional and safe way (that is, surrounded by toys and art,
not by police in a scary police district), where the interviewers can
make sure that all interested parties are represented at the interview.
